LEED-CS

The environmental impact of buildings is tremendous. Buildings consume 38% of total Canadian secondary energy, produce 30% of total greenhouse gas emissions, and utilize 40% (3 billion tonnes) of raw material used globally.

Building design and construction practices, therefore, have a significant impact on the environment, the future of our country, our cities, and our homes.

ProCura recognizes the importance of creating a sustainable future and has committed 10830 Jasper to becoming the greenest building on Jasper Avenue. This leading edge building incorporates design, construction, and operational practices that combine healthy, high-quality, and high-performance advantages with reduced environmental impacts.

The building will be designed to the LEED® standards for Core and Shell Buildings. Broadly defined, core and shell construction covers base building elements, such as the structure, envelope, and building-level systems, such as central HVAC.

LEED® (Leadership in Energy and Environmental Design) is an environmental building rating system that is quickly transforming the market and building industry toward a more sustainable and healthy future. It is a comprehensive third party certification for green buildings.

This will be the first building in Edmonton to apply for LEED-CS (Core and Shell) certification. Tenants will be encouraged to continue the green design into their tenant improvements by using LEED-CI (commercial interiors), the complementary rating system to LEED-CS.

LEED® has many benefits to both building owner and tenants. Lower energy prices, lower water usage, healthier tenant spaces, and higher levels of daylight and quality views. These benefits of green buildings are now being measured and quantified as having a large impact on increasing productivity and sales, and decreasing absenteeism.

The environmental impact of the building design, construction, and operation is significant. Green building practices can reduce these impacts while reducing operating costs, enhancing building marketability, increasing worker productivity, and reducing potential liability resulting from problematic indoor air quality.

Studies of workers in LEED® buildings reported productivity increases of up to 16%, including reduced absenteeism and improved work quality. Any tenant who leases from 10830 Jasper Avenue will be pleasantly surprised by the many benefits of going green.
